Saved only in this browser. Nights are counted inside the 12 months you choose; a stay that runs over the start or end only counts its nights inside the period. The tracker counts let nights only: you also need 252 nights available, and the 2- or 3-year average can help if you fall short. Not tax advice.
What counts
- Available to let commercially as short-term self-catering for at least 252 nights in the previous 12 months.
- You intend to make it available for at least 252 nights in the next 12 months.
- Actually let commercially for at least 182 nights in the previous 12 months.
- Only stays of 28 nights or less count as let nights. Nights you or friends and family stay (free or at a discount), and nights closed for repairs, do not count.
- New from 1 April 2026: if you missed 182 nights, an average of 182 a year over the last 2 or 3 years counts instead.
- New from 1 April 2026: up to 14 nights a year given free through a registered charity count towards both the let and available nights.

Frequently asked questions
How do I keep track of my holiday let nights in Wales?
Log each stay with its first night, number of nights and type. This tracker adds up the nights that count towards 182 in your chosen 12-month period, and keeps the list on your device. You can export it as a CSV file.
Which nights count towards 182?
Paid stays at a commercial rate of 28 nights or less, plus up to 14 nights a year given free through a registered charity (for lettings from 1 April 2026). Your own use and free or discounted stays for friends and family do not count.
Does a stay of more than 28 nights count?
No. The whole stay does not count as let nights, although the nights can count as available if you were offering the property for short stays.
Is my data sent anywhere?
No. The stays are saved only in your browser on this device. Export a CSV file to keep a copy, as the Valuation Office can ask for evidence.
